Aviva Communities FAQ's
At Aviva Communities Bendigo most of our Homeowners are able to access Federal Government rent assistance* toward their weekly site fees. There is also no stamp duty payable on your purchase which makes living at Aviva Communities Bendigo even more affordable.
*We suggest you seek approval through Centrelink to confirm if you are eligible to receive rental assistance. The government rental assistance program is available for both part and full pensioner card holders.
All homes at Aviva Communities Bendigo are protected under the Residential Tenancies Act (1997).
The weekly site fee covers common area maintenance including buildings, gardens & roads,
access to and use of the Homeowners’ clubhouse and other recreational amenities within the community.
When you live at Aviva Communities Bendigo you will pay :
Your weekly site fee.
Water & Sewerage charges including service connection fees.
Telecommunications charges like phone & home internet.
Home & Contents insurance is available to our Homeowners at a discounted rate discounted through Aviva Communities Bendigo.
Electricity is provided at a discounted rate.
It is your home so of course visitors are welcome to stay.
We ask that you make contact with our Community Concierge regarding our visitor guidelines.
Mail is delivered by Australia Post. Our Community Concierge sorts the mail and places your letters into your personal mail box that is located alongside the clubhouse. For your convenience when you see the ‘Mail Sorted’ flag flying above the letterboxes you will know that your mail is ready to be collected.
The beauty of our homes are that they have been designed with low maintenance in mind. Like all homes however there are some regular maintenance tasks we suggest to keep your home in the best possible condition. To give you some guidance on what needs to be done and when, our Community Concierge can assist with providing you with a copy of our Home Maintenance Guide.
If you are purchasing a new home off the plan you can work with our team to customise your home from our range of approved home customisation options.
Once your home is complete you are able to make any changes inside of your home within the Community Living Guidelines . You may be required to obtain relevant council planning and building approvals subject to the work you wish to undertake . Structural changes or changes to the external colour scheme of your home are generally not permitted.

All homes at Aviva Communities Officer are protected under the Residential Tenancies Act (1997) Amended 2021.
The weekly site fee is the amount you pay to occupy the land on which your home sits. It is paid fortnightly by direct debit. Unlike other providers you may be researching, at Aviva Communities Officer we give you a choice to fix your weekly site fee for life or you can choose a variable weekly site fee that is adjusted annually.

If for some reason after purchasing a new home you change your mind and move out prior to the 1st anniversary of your settlement date, you will not pay any DMF (Deferred Management Fee) as you will be covered by the Aviva Communities’ Satisfaction Guarantee.
You have a choice of either selling your home through our sales team who have the experience in managing sales in land lease communities, or you are welcome to choose your preferred real estate agent.
Unlike other operators, Aviva Communities Officer calculates the DMF (Deferred Management Fee) based on the purchase price of your home, not the price you sell your home for when you choose to exit the community. We believe that you should be able to benefit from any upward movement in your home’s value, and this way you get to keep the capital gain when it comes time to sell your home…not us.
It’s your home so of course you can have friends and family stay. If your friends are staying, we ask you make contact with our Community Concierge regarding our visitor guidelines.
